We offer: Title Insurance Escrow Closings Contract Collections All in one prime business location in our downtown area. We have a long time established rapport with the realtors and lenders for our county. We also do closings for the surrounding counties in our state and the neighboring state.
Facilities: We are in a rented office centrally located in downtown Newport, WA. The lease is on an annual basis and very reasonable. It is assumable. The employees are aware of this proposed sale and have been reasured that their jobs are secure. The only title officer is very thorough and carefull. The long term contract collections desk is job-shared. One employee is training to get her LPO license so that she can do real estate closings in the state of Washington.
Competition: We are one of three title companies in town. We are one of the two busiest. The market is admitadly slow at the present time for all three of us due to the current mortgage crises but has not stopped. Escrow is, however, always in high demand. We deal with several private (hard money) lenders and look to see more closings with them in the next few months. When the banks tighten up these lenders become more in demand. We are in demand do title, escrow and contract collections for these lenders.
Growth/Expansion: Our location is in a kind of "bubble". The "recession" has not affected us that much yet. There is much prospective land development in the area both in our and neighboring counties. This means that the title and escrow companies will be kept very busy in the near and far future.
Financing: 200,000.00 down and balance financed at 7% with a 10 year term.
Support/Training: A buyer will be trained in how our title plant operates. Should the interest be there, training will be offered for obtaining a Washington State Limited Practice Officer license. In this state, in order to be able to close escrow, if one is not an attorney said license is required.
